Our Commitment to Quality Housing
At Uppreciate Property Management, we are dedicated to providing our residents with homes that are safe, clean, and well-maintained. To ensure compliance with the Tennessee Warranty of Habitability (
TN Code § 66-28-304), relevant case law, and our internal quality standards, every property must meet the following Rent-Ready Requirements before it can be marketed or leased.
Minimum Habitability Standards:
These must be completed prior to advertising a property:
- Property must be professionally cleaned and free of trash or debris, inside and out
- HVAC system must be in good working condition with a new filter installed
- All appliances and mechanical systems must function as designed
- Caulking in kitchens and bathrooms must be clean and mildew-free
- All doors and locks must be fully operational
- Windows must open, close, and lock properly; screens must be intact and in good condition
Full Rent-Ready Requirements:
To meet both Tennessee legal requirements and Uppreciate’s internal standards, each property must:
- Be professionally cleaned to “Hotel Room Clean” standards
- Have carpets professionally cleaned and looking refreshed
- Feature fresh paint throughout, with no mismatched touch-up areas (repainted corner to corner if necessary)
- Contain no personal items or furnishings, including décor, toiletries, kitchen or bath items, or lawn equipment
- Have back sliding doors fitted with vertical blinds
- Include window screens in good condition on all windows
- Have lawns cut and trimmed; landscaping must appear fresh and tidy
- Have garages and exterior areas free of debris; garage floors swept
- Include operational smoke detectors (one on each floor and in each bedroom)
- Include a wall-mounted carbon monoxide detector within 15 feet of each bedroom (no plug-in units)
- Have all light bulbs working
- Include doorstops on all doors, with doors opening and closing smoothly
- Feature fresh bathroom caulking, free of mildew
- Ensure all mechanical components (HVAC, plumbing, electrical, kitchen/laundry appliances, sump pumps, water softeners, sprinkler systems, fireplaces, water filtration systems, etc.) function properly
- Have secure safety railings, if applicable
- Ensure wood-burning fireplaces (if operational) are clean and have a screen or heat-proof doors; if inoperable, fireplaces must be permanently sealed in a visually appropriate manner
Recommended (But Not Required)
- All above-grade windows should have vertical or mini blinds (no drapes)
- Hang curtain rods (this prevents tenants from installing their own and limits holes)
